What we do
Whether you are a family buying a house, a couple buying a pied-à-terre, a young professional looking for your first home, or a property investor searching for your next purchase, we work hard as home finders to understand the requirements, aspirations and challenges that make your property search unique. We then combine our understanding of your needs with our in-depth understanding of the property market, to identify the perfect locations and properties within your budget, often finding the ideal solution that you may not have thought of. At DIMP Investments we have the expertise to source high yield investment property to meet your objectives. As we develop a brief, we will take your interests into account. We can source property for capital growth or income, a one-off investment, to grow a property portfolio or for stock picking.
You don’t need to waste your precious time trawling through properties that don’t meet your criteria. We ensure that all our advice is relevant to your needs and that we only focus on the properties that fit your brief. That’s why many of our clients find the perfect home / property on their first day of viewings. We always aim to deliver excellent value for money, not just in terms of our home finding service, but also in the property we help you to secure. So in addition to our insight, we also have a broad range of contacts on hand, ready to give you initial advice on everything from the cost of lease extensions, freeholder consents and planning permissions to essential repairs, so you can move from a viewing to making an offer, confidently and quickly. We are driven to identify and source the right investment, within the right sector and with the lowest risk profile. By assessing the strengths and weaknesses of each property, and investigating local market conditions, we can provide you with professional recommendations and sound advice.
The Process :
Determine client objectives – We offer a free consultation, either a face to face meeting or telephone call, to identify your financial objectives, resources and timescales. Our full property search service is extensive and we will keep you well-informed every step of the journey. Initially, we offer a no obligation meeting to discuss how the service works and to gain a clear insight into your requirements.
Create investment strategy – Based on specific requirements, we create a proposal that will meet property investment objectives. This may be a single strategy or it could be a mix of different property purchases through our different offices. Once appointed, we will take a detailed brief and begin a proactive search for properties which are being openly, as well as discreetly marketed via estate agents and other sources.
Source property – We spend a lot of time on the ground carefully selecting appropriate properties for our clients. When we have found a property we think will meet the client brief, we send a property report which outlines the opportunities, our opinion and costs. The report also includes photographs. After initial research we will present you with a range of the best properties. Once previewed by us, we will accompany you to the most suitable, advising on the negatives as well as the positives. If required we can arrange area orientations
Negotiate deals & manage the process – We will negotiate the price ensuring we get the best price for our client. Once satisfied, we will use highly skilled negotiation techniques to secure you the best possible price on your chosen property. During the often complex purchase progression, we will ensure that all elements proceed as quickly as possible to completion.
We will then manage the whole purchase process liaising with agents/vendors/solicitors/tradesmen to make sure the purchase goes as smoothly as possible.
I had inherited a large quantity of money following my father’s passing and also had a problem with finding a buyer for the family home my siblings and I were trying to sell.
After sitting on the market for almost a year DIMP got in contact with my brother and had a brief conversation regarding our situation and our options. We met with them and they advised us on the current market, especially following the Brexit vote, and the fact that the property was in quite a tired state, and offered a solution.
They guided us through a renovation and restoration process and helped us get some interested viewers and finally a buyer! My siblings and I then pooled our money together and got a buy-to-let property which flew off the rental market within a few weeks under DIMP’s management.
My siblings and I are so grateful we came into contact with DIMP and more or less took us out of the dark with so many things and now we have a nice group investment that we can use a retirement nest for ourselves and our families. I’ve already told many people about them and can’t wait for others to enjoy the service we received!
Important: Whilst we make every effort to complete in a reasonable and quick timescale, there are sometimes circumstances that might affect the actual completion date, and in extreme circumstances our ability to purchase. Our initial offer is provisional and will only be confirmed once we are in receipt of a survey, and the searches and contracts are deemed satisfactory by our legal team. Other factors may affect our decision to purchase, or affect the price we eventually agree. Over recent years financial turbulence and market forces from both inside the UK, Europe and the rest of the world have caused extreme price fluctuations in the UK property market. Property law is such that until exchange of contracts takes place with the legal representatives the transaction is not legally binding. Prior to a legal exchange of contracts we can rescind the agreement at any time if we have any knowledge or we are advised that the property is not as initially described and/or anything comes to light that may have affected its value. Alternatively, the purchase price may be renegotiated by mutual consent. In the event we rescind the agreement then all legal aborted costs, disbursements and survey fees in the transaction will be met by us. We strongly advise not to commit to any expenditure or completion dates until legal exchange has taken place. DIMP LIMITED (REGISTRATION NUMBER 09863034) is incorporated in England and Wales.
